Dear Homeowner: The Annual Meeting of the Hunters Lake HOA will be held on Tuesday, February 25, 2020 at 7:30 P.M. at 12411 Bighorn Court, New Port Richey. This is the time to voice your opinions and concerns affecting your community. At this Meeting we will be electing Board Members. We sincerely hope that homeowners take an active role in shaping the future of the community by taking time to attend this meeting to ask questions or become a Volunteer Board Member. Thank you to all of our homeowners who switched garbage collection to All Haul. You have limited the number of trucks picking up the trash in our community. You have made our streets safer and your good decision has consolidated pickup dates and reduced your quarterly charges. The Treasurer will provide and review the Annual Financial Report to all homeowners attending the Annual Meeting on February 25, 2020. A few reminders: Trash must NOT be set out before dark the night before scheduled pick up. Please use trash cans that are covered and not plastic bags as birds and other animals are tearing into the bags and leaving your garbage on the community streets. Please bring in your trash cans in the morning after pickup. Please clean up after your pets. Walking your dogs on streets other than the one you live on does not eliminate your responsibility of cleaning up the dog waste. Homeowners are finding dog waste on their lawns as well their vehicle tires. Please pick up your local newspapers, lawn cuttings and tree clippings. Please obey the posted NO PARKING ON ANY STREET IN PASCO COUNTY signs so as not to block emergency vehicles pursuant to County Code & Ordinances – Section 106.32 which states that it is “unlawful to park a vehicle on any street where parking is prohibited by the county commissioners as evidenced by a Pasco County ‘No Parking’ sign placed at the entrance of the subdivision. You will be fined! Special events or parties where a group of vehicles are to be parked temporarily on the street require a special permit for a fee from Central Permitting. (This is rarely needed and usually not a problem if 1 our neighbors are notified in advance of your plans.) Continuous violators are setting a bad example for new owners and tenants in the subdivision and law enforcement has assured us that they will take action if notified. Please obey the posted speed limits of 20 mph throughout the subdivision There are young children playing outside and both adults and children riding bicycles on our streets. All vehicles must have a current registration tag and be operational unless stored in a fully enclosed structure such as a garage.. No unregistered or inoperative vehicles i.e. parts missing, dismantled, disabled, in a state of disrepair, or incapable of immediate movement under its own power, etc. may be on the property, pursuant to County Ordinance Section 106.54. You will be fined! Hunters Lake By-Laws are separate from Pasco County Codes and Violations, however, so if there are questions regarding the items listed above or any other matters and/or violations of the Deed Restrictions, please contact the HOA Board President, Mark Doyon or email him at hunterslakehoa@gmail.com. Notice: The Boardwalk will be closed from January 27 through week of February 10 for a complete refurbishment and repair. The cost do do this is $14000.00 but is definitely needed. Sorry for any inconvenience. 2020/21 Dues will be due on June 1, 2020 and will increase to $205.00. If you have any other issues that require our attention, we invite and encourage you to attend the Annual Meeting so that we can discuss your suggestion(s). GOOD NEWS FOR OUR HOMEOWNERS

Fellow Homeowners,

It has come to our attention that there will be a dramatic price increase from all trash collection companies in our community due to a Pasco County Residential Price Increase for mandatory weekly recycling.  Even though many families do not presently recycle, we all live in Pasco County and have to abide by the County’s decisions.

Many homeowners in our community have already received bills that have increased to the maximum fee allowed, $50.43 per quarter.  This is a huge increase huge for those paying $35.00 to $37.00 per quarter.

I am currently using a trash company that I have previously suggested would be a savings for every homeowner in Hunters Lake.  The trash company is ALL-HAUL WASTE SERVICES, based right here in our backyard in Port Richey.  This company is female owned and their customer service is outstanding.  ALL-HAUL’S phone number is 727-847-2420.

Currently, Hunters Lake pricing is $33.00 per quarter from All-HAUL.  If you switch to All-HAUL now, they will keep that price through the end of the year. Your first bill will be prorated since we are already in the third quarter.

Beginning with the first quarter of the new year the fee will go to $39.00 per quarter which is still a far cry from $50.43 that many other companies are charging.  The reduced cost shows the integrity of this company.  Additionally, the $39.00 per quarter is guaranteed for a minimum of two years.  All-HAUL’s normal price would be $45.00/quarter, however, Hunters Lake HOA has negotiated a greatly reduced rate of $39.00 per quarter.

 

Benefits:

  • The major benefit is the increased safety of our children by having less truck traffic in Hunters Lake on a daily basis

  • A single trash company reduces the wear and tear on our roads, especially in the cul-de-sacs’ where the constant turning of the trucks is tearing away the asphalt creating a hazard an unsightly streetscape. Additionally, it greatly reduces truck noise by having collections only 3 days per week total

 

We urge you to please call ALL-HAUL today at 727-847-2420 and make the switch to save money, receive better service, protect our roads increase our peace and quiet and most importantly to enhance safety for our children.

 

ALL-HAUL WASTE GUIDELINES

  • Trash Collection Days - Tuesday and Friday

  • Recycling Collection Day - Every Wednesday

  • Start time no earlier than 8:00 am

    • No charge for collection at parks, common areas, etc.

    • Collections in accordance with Pasco County and Community standards

    • 65 or 95 gal carts optional @ $2.00 per month rental fee per cart

    • Billing to individual homeowner and is due Net 14 days

    • $33.00 per quarter for balance of 2019

    • $39.00 per quarter for 1st quarter of 2020 and guaranteed for a minimum of two years
